Advantages of the HERE Model approach for Contractors

They say if you want to keep getting the same result, all you have to do is just keep doing the same thing. I think it would be hard to find anyone who is happy with the progress in regards to utilizing the stimulus funding that is available for energy retrofitting.

I have been financing Energy Retrofits for my clients for almost 20 years, when they purchase or refinance a house. It is very likely that I have done more Energy Efficient Mortgages since that program was introduced in 1993 than any other Loan Officer in the nation. I have done this using the opportunities that are already available. The structure I am going to show you offers more benefits than anything that has been tried so far, and it is HERE now.

Everything needed is already here except the understanding of the programs, how to integrate them, and an understanding of the needs of the other parties involved. By promoting the existing programs that have not been recognized or understood we will be ensuring that the jobs that are created and the energy retrofitting process will continue and expand after the incentive money is no longer available. Since 1993 I have never had a buyer who could benefit from an Energy Efficient Mortgage that did not choose to take advantage of this. This was without rebates and incentives.

Some of the programs and structures I am providing here allow home buyers to include extensive upgrades and improvements that are not just energy related. A high percentage of the houses currently on the market cannot be financed in their current condition. The specialty financing products that allow them to be financed with the repairs and upgrades included in the buyers financing are not very well understood in the Lending and Real Estate Communities. This approach will provide the practical and accurate information for them from someone with extensive practical experience. This will have several benefits including creating a lot of demand for Contractors to provide these repairs.

I am not always particularly diplomatic. I am a guy who has been financing energy retrofits and other property repairs and upgrades for my clients for a very long time. It has been pretty frustrating to watch people walk around these great solutions and state that there was not a way to do this. It has also been frustrating to see all of the misinformation and misunderstandings that have been promoted regarding these opportunities.

I am not looking to intentionally step on any toes, but I am going to be blunt and direct in how I present some of this information. It is almost guaranteed that I will offend some people who have been involved in this process at some point. This is not my intent; I just think it is time that clear and accurate information is provided.

Most of you have probably never heard of me. I have been very content to focus on my clients and my team. I have not had any real need or desire to expand my business, and I don’t have any great desire to do that now. I just could not stand by and watch so many people struggle with this when I knew I could offer a very strategic solution. As I stated, the purpose of this site is not to promote my mortgage production. This is intended as a resource for everyone involved in this process. There are enough pretty web-sites lacking substance to them.

What I am intending to show the Contractors and everyone else here is how to use all of the available resources that are already available and leverage them in a way that will provide benefits beyond what anyone had hoped for. I want to show everyone exactly how to create an extreme level of motivation for energy retrofitting by offering a structure that aligns multiple interests and agendas and uses the same incentive to solve multiple problems. I am referring to this approach as the HERE Model because it is based on recognizing all of the opportunities that already exist and applying them in a very strategic way.
